Water Lines to Refrigerators in Condominiums

Many refrigerators have water lines that refill automatic ice makers. The valves to these water lines commonly leak causing drywall damage and mold . In almost all situations, the CC&Rs or Operating Rules designate these valves as either separate property or exclusive use common area property making the unit owners responsible for any damage resulting from a leak. Owners are cautioned to replace these values if they are more than 5 years old since the cost of dealing with a leak far exceeds the cost of replacing all of the valves in a typical condominium.
